Case Study
Four homes, one continuous programme
A constrained infill plot with a single shared access, delivered as four detached houses without ever closing the neighbouring lane.
The challenge
The site had one entrance, no laydown area and a mature tree line under a preservation order along the eastern boundary. Conventional sequencing would have meant deliveries queuing on a residential road for the better part of a year — the sort of thing that turns neighbours into objectors and objectors into delays.
Our approach
We built the estate road and drainage first, so the permanent access carried construction traffic from week three onwards. Plot construction was then staggered at two-plot intervals, which kept a working laydown area available at all times and let the same groundworks and frame crews move continuously across the site rather than demobilising between phases.
- Root protection zones fenced and monitored throughout
- Timed delivery slots agreed with residents before mobilisation
- Building Control inspections booked against the programme, not after it
- Weekly written progress reports with photographs to the client
The outcome
All four plots reached practical completion inside the 64-week programme, with the final two handed over three weeks early because the staggered sequence let the finishing trades start before the last frame was weathered. No formal complaints were raised by neighbouring residents during the works.
